Storage Technology Corporation occupied both their Louisville Headquarters and their 555, 000 square foot facility in Longmont. A building was required to consolidate and centralize the warehouse and distribution functions with convenient access to both plants. The requirement was approximately 100,000 square feet mid-way between both buildings. Attempting to locate a 24’ clear warehouse distribution building with multiple docks was a challenging requirement in Boulder County, and, at the time, there were no buildings that matched the requirement on the market.
Through an aggressive canvassing program of all buildings in Boulder County above 75,000 square feet, Freeman learned that IBM was moving out of a 100,000 square foot building in Gunbarrel. Storage Technology Corporation was notified and a lease transaction was completed prior to the property being placed on the market.
